Should you replace the roof before solar in San Diego?

Yes — if the roof will not outlast the system. In San Diego that usually means the underlayment and flashing, not how the tiles look from the street. We inspect first, then do the roof, the array, and the battery under one license.

How we decide: repair, lift-and-relay, or replace

We get on the roof. We do not guess from the driveway.

Repair when the leak or damage is local, the field is sound, and the remaining life still covers the solar warranty window. Typical: a few cracked tiles, a dried-out pipe jack, one valley that is open.

Tile lift-and-relay when the tiles themselves are fine but the underlayment is cooked. That is common in El Cajon, Rancho San Diego, and anywhere the tile has outlived the felt underneath. Tiles come off, new underlayment goes down, tiles go back. Then solar mounts into a roof that can actually take them.

Full replacement when the covering is at the end of its life, leaks keep moving, or the deck is soft. Shingle roofs in the 15–25 year range around La Mesa, Spring Valley and Mission Valley hit this point often. So do old cap-sheet flats.

If the roof will not reasonably last with the array on it, we say so. We would rather lose a solar sale than put panels on a roof we will have to open again.

What goes wrong when panels go on a tired roof

The leak is rarely under the middle of a panel. It is at a flashing, a pipe, a wall, or a mount that was set into brittle material.

Then you have two companies. The solar company says the roof was already bad. The roofer says the mounts were wrong. Insurance stalls. The homeowner pays for a detach-and-reset that should have been a single job.

City of San Diego rules for taking existing PV off for a reroof are specific: reinstall of the same system, original plan set, and the PV work done by a contractor with C-10 or C-46. Tile roofs in East County

Tile looks permanent from the street. Heat hits the underlayment first.

If you are in El Cajon, Lakeside, Jamul or Rancho San Diego and someone wants to lag mounts through 20-year-old felt, stop. Have the underlayment checked. Tile is often a better solar roof than tired shingles — once the layer underneath is right.

Shingle, flat and TPO

Shingle is the common case west and south of the 15. If the field is bald, cupped, or already patched in three places, do not buy a 25-year array to sit on a 5-year roof. Cost context: roof replacement cost in San Diego.

Flat and torch-down are a different problem. Water sits. Seams open. A solar rack on a blistered cap sheet is a future interior leak. We do tear-off and new modified bitumen or TPO, then plan the array. Project examples: torch-down tear-off in San Diego and TPO with solar.

Already have solar and the roof is failing

That is a detach-and-reset, not a new sales pitch.

We inventory modules and inverters before anything comes off. Same count, same layout goes back unless you make a separate decision to change equipment. Adding panels or swapping an inverter during a reroof is how grandfathering gets put at risk. We keep that conversation separate and documented.

Batteries and net billing

New systems in SDG&E territory are on net billing, not old retail-credit net metering. Exported power is worth much less than power you use between 4pm and 9pm. That is why we talk battery in the same visit as the roof — Tesla Powerwall or Enphase IQ Battery, whichever fits the house.

What an inspection actually includes

• Walk the roof: covering, underlayment clues, flashing, penetrations, drainage
• Photos of problem areas, not just the pretty elevation
• Whether mounts can land on sound structure
• Whether existing solar (if any) can come off and go back like-for-like
• A straight recommendation: repair, lift-and-relay, replace, or leave it
