Ocean Beach Flat Roof Replacement on Bacon Street

Flat Roof Replacement in Ocean Beach San Diego

We just wrapped up a flat roof replacement out in Ocean Beach right off Bacon Street, and honestly this was one of those jobs you feel good about when you step back and look at it.

If you know OB, you know the vibe. Close to the water, salty air, sun all day, and a mix of older homes and rentals that have been through a lot over the years. Roofs out here don’t age the same as inland areas. They take a beating.

This one had an older cap sheet system that was just done. Seams were opening up, surface was worn, and it had clearly been patched before. At a certain point, you stop throwing money at repairs and just replace it the right way.

That’s exactly what we did here.

What We Found on This Bacon Street Roof

When we got up there, you could tell right away it wasn’t just cosmetic.

The seams were starting to separate, there were weak spots, and you could feel areas that weren’t solid anymore. Pretty typical for older flat roofs in Ocean Beach, especially around Bacon Street, Newport Ave, and down toward Sunset Cliffs where that marine layer rolls in.

A lot of homeowners ask us:

“Can you just patch it?”
“Do I really need a full replacement?”
“How long can I get out of this roof?”

And the honest answer is… sometimes you can patch it. But once the system starts failing across multiple areas, patching just becomes a temporary band-aid.

If you’re already seeing multiple problem spots, it’s usually time to start thinking about a full roof replacement in San Diego.

Full Tear-Off of Existing Cap Sheet Roof

We went ahead with a full tear-off on this one.

No going over the top. No shortcuts. Everything came off so we could get down to the decking and see exactly what we were working with.

This is where a lot of problems hide. From the top, things might not look that bad, but once you open it up, you start seeing the real condition of the roof.

Hidden Damage Underneath (This Is Why Tear-Off Matters)

As soon as we got into it, we found areas of damaged decking.

Not surprising. Roofs in Ocean Beach deal with moisture sitting longer than pitched roofs, and over time that leads to soft spots and rot underneath.

This is the part most people never see, but it’s the most important part of the job.

If you skip this and just layer a new system on top, you’re building over a weak foundation. That’s how roofs fail early.

We removed the bad sections, reinforced what needed it, and made sure everything was solid before moving forward.

Installing a New Torch Down System in Ocean Beach

Once everything was prepped, we installed a brand new torch down roofing system.

For flat roofs out here, torch down is one of the best options. It creates a sealed membrane that holds up really well against sun exposure, heat, and coastal moisture.

We made sure all seams were clean, properly bonded, and sealed tight. That’s what makes the difference between a roof that lasts and one that starts giving problems again in a few years.

Why Flat Roofs in Ocean Beach Fail Faster

This is something we see all the time, especially in the 92107 area.

Ocean Beach roofs deal with

• constant UV exposure from the sun
• salt in the air coming off the ocean
• cooler nights that create condensation cycles
• flat surfaces where water doesn’t run off as fast

All of that speeds up wear.

A lot of people think roofs should last 25–30 years no matter what, but in coastal areas like OB, it’s not always the case. Maintenance and proper installation matter way more here.

If you’re not sure where your roof stands, it’s always worth getting a roof inspection in San Diego before small issues turn into bigger ones.

Working in Ocean Beach (Why We Like These Jobs)

We do a lot of work around Ocean Beach, Point Loma, and Mission Beach, and every job has a little bit of personality to it.

You’ve got tight streets, older builds, mixed roof types, and homeowners who actually care about their property. It’s not cookie-cutter work.

This Bacon Street project was a good example of that. Not a massive job, but one that needed to be done right.

And when you finish and look out over OB with a clean new roof under your feet, it’s a good feeling.
